Safe 2 Let Landlords Certification

Under our ‘Safe 2 Let’ banner, we can provide the Certification required by law to enable you to let out your property, limiting you to the amount of time and hassle organising these items.

It is now a legal requirement for all rented accommodation to have a Landlords Gas Safety Certificate.

The CP12 certificate is produced yearly by a Gas Safe Registered Engineer and holds the details of all gas appliances in the property.  These appliances are not serviced (unless required), but are checked for operational safety and that are up to the current safety standards provided by the Gas Safety Regulations.

The issue of the CP12 certificate also keeps your property insurance valid.

Energy Performance Certificates are now also a legal requirement for all rental property from December 2008.

It is part of European Law and was incorporated into the Energy Performance of Buildings (Scotland) Act 2008.

The Energy Performance Certificate (EPC) provides an energy rating to the property based on age, build, insulation, size, type of heating and upgrades etc.  The certificate gives an indication of heat loss and what the homeowner can do to improve the efficiency of the property.

An EPC can only be produced by a qualified Domestic Energy Assessor.
